No minimum and no cap. Your rebate is 50% of the buyer-agent compensation we actually receive, whatever that amount is.
Sometimes. If you registered with the builder without an agent, they may not pay one. Tell us where you've been and we'll check honestly before you count on it.
Yes, before we meet or show you homes. As a REALTOR® member brokerage, we require a showing agreement or an exclusive buyer brokerage agreement (EBBA) with every buyer. Submitting this form doesn't commit you to anything. After we talk, we'll send the agreement with your 50% rebate written in, and you can review it before signing.
If you've signed a buyer agreement, it may need to end before we can represent you. Select 'Yes' on the form and we'll explain your options without pressure.
In Florida, the rebate is usually credited at closing. The lender must approve it, and the credit can generally go toward closing costs or prepaid items. Cash buyers usually have the most flexibility.
The IRS has generally treated buyer rebates as a reduction in the home's price rather than income, but ask your tax advisor about your situation.
