Your rebate = 50% of the buyer-agent compensation received. Commissions are negotiable and vary by transaction; these are examples, not quotes.
Gulf, bay, lake and Intracoastal homes, plus private club communities.
Developers pay buyer-agent compensation and rarely discount, so the rebate is the discount.
Toll Brothers and regional luxury builders, where builder terms permit rebates.
Buyers moving from New York, New Jersey, California and abroad.
Most luxury buyers never ask for a rebate, so they leave tens of thousands of dollars on the table. The work of representing a $2 million buyer isn't twice the work of a $1 million buyer, yet the commission is.
Cash buyers, common at this level, usually receive the full rebate as a reduction in funds due at closing, with no lender limits. Financed buyers receive it within their loan program's rules.
Commissions are negotiable. Compensation on luxury homes is often lower than 3%, and on any purchase it is negotiated between the buyer, the seller or developer, and the brokers. Every situation is different, so we confirm the actual compensation, and your 50% rebate, in writing before you make an offer.
No cap from us: it's 50% of the compensation we receive. Your lender may limit how much credit applies if you finance.
Often. Compensation is negotiable on every purchase, and luxury sellers and developers may offer less than 3%. We confirm the amount before you offer.
