How pre-construction purchases work

Register before your first visit

Many developers only pay an agent registered on the buyer's first contact with the sales gallery.

Deposits over time

Deposits are typically paid in stages during construction and can add up to a large share of the price before completion.

Your right to cancel

Florida generally gives buyers of new condos from a developer 15 days to cancel after signing or receiving the required documents.

Rebate at closing

Your rebate is credited when the unit closes, usually after construction is complete.

Where Miami buyers are looking

Brickell

Miami's financial district, with dense new tower development.

Edgewater

Bayfront towers between downtown and the Design District.

Miami Beach

Oceanfront and boutique condo projects.

Sunny Isles Beach

Oceanfront high-rises, including branded residences.

Downtown & Miami Worldcenter

Large mixed-use projects near the arena.

Coconut Grove & Coral Gables

Boutique luxury buildings in established neighborhoods.

Branded residences

Hotel and luxury-brand residences carry premium prices, which makes the rebate on them larger. Review management agreements, rental restrictions and association budgets as carefully as the finishes.

Every situation is different, and compensation is negotiable

Commissions are negotiable. Compensation on luxury homes is often lower than 3%, and on any purchase it is negotiated between the buyer, the seller or developer, and the brokers. Every situation is different, so we confirm the actual compensation, and your 50% rebate, in writing before you make an offer.
