Florida money basics for newcomers

No state personal income tax

Florida doesn't tax wages or retirement income at the state level.

Homestead exemption

Primary residences can get up to $50,000 off assessed value. Apply with your county property appraiser by March 1.

Save Our Homes cap

After homestead, yearly increases in assessed value are capped at 3% or inflation, whichever is lower.

Insurance is the big variable

Homeowners and flood insurance vary widely by location, age and construction. Get quotes before you're under contract.

Insurance, flood zones and hurricanes

Insurance is the cost that surprises newcomers most. Newer homes built to current codes, with impact windows and a newer roof, usually cost less to insure. Citizens Property Insurance, the state-backed insurer of last resort, covers homeowners who can't find private coverage.

Check the flood zone and elevation of every home you consider. Flood insurance is separate from homeowners insurance, and lenders require it in high-risk zones.

Buying from out of state? We handle it remotely

Video tours, digital paperwork and remote closings. Lock in your 50% rebate in writing before you fly down. Commissions are negotiable and every situation is different.

Moving to Florida FAQ

Where are most people moving from?

Large numbers come from New York, New Jersey, California, Illinois and other Northeast and Midwest states, plus Canada for seasonal living.

Can I buy a Florida home without visiting?

When should I apply for homestead?

After you own and live in the home as your permanent residence. The application deadline is March 1 for that tax year.

Does the rebate work for relocating buyers?

Yes. It works the same for in-state and out-of-state buyers.
