Buyer guide · Updated October 2026
Buyers in Florida commonly pay roughly 2% to 5% of the price in closing costs, depending on the loan, the county and the home. Here's what makes up that number, and how a closing cost rebate can cover a big part of it.

Taxes are set by Florida law; other costs vary. Your lender's Loan Estimate shows your actual numbers.
The seller usually pays for the owner's title policy and chooses the title company.
By local custom the buyer often pays for the owner's title policy, which raises buyer closing costs.
Builders often choose the title company and may offer closing-cost help if you use their lender.
With a closing cost rebate, half of the buyer-agent commission is credited to you on the settlement statement. On a $400,000 home with a 3% commission, that's $6,000 toward the costs above.
Your lender must approve the credit, and loan programs limit how much credit can apply. Tell your lender about the rebate early. See loan limits.

Commonly about 2% to 5% of the price for buyers. Insurance, taxes and lender fees drive most of the difference.
Usually not on a purchase, but seller credits, builder incentives and a closing cost rebate can reduce what you pay.
The IRS has generally treated buyer rebates as a price reduction rather than income, but check with your tax advisor.
