Only with a rebate agent

When builders pay agents more, your rebate grows

Builders sometimes boost agent commissions or add broker bonuses. With a typical agent, that extra money stays with the agent. With us, your rebate is 50% of the compensation we receive, so a bigger builder payout can mean more back to you, where the builder's terms permit.

K. Hovnanian Homes

Advertising up to 5% commission to agents on select homes

At 5% on a $450,000 home, your 50% rebate would be $11,250 instead of $6,750 at 3%.

Limited-time $5,000 broker bonus at Esplanade at McKinnon Groves

Where the builder's terms allow it to be shared, up to $2,500 more back to you.

From builder announcements to agents in late October 2026. Bonus programs are limited-time, apply to select homes and have their own rules. We confirm eligibility in writing before your first visit. Commissions are negotiable.

Incentives and your rebate can work together

Builder incentives come from the builder. Your rebate comes from the commission the builder pays your agent. In many cases you can have both, as long as the total credits fit your loan program's limits.

The catch: most incentives require the builder's lender, and some cap total closing credits. We map out which combination puts the most money in your pocket before you sign.

Example: $450,000 new home

Your 50% rebate$6,750

Hypothetical example. Incentives, commissions and loan limits vary; commissions are negotiable. Credits can't exceed your actual closing costs and lender limits.

How to read a builder promotion

“Select homes”

Most offers apply only to certain homes, usually finished inventory. Ask for the list of eligible addresses.

Preferred lender required

Rate buydowns and closing credits usually require the builder's lender. Compare the total cost, not just the rate.

Contract and closing deadlines

Many promotions require a signed contract by one date and closing by another. Miss either and the offer can disappear.

Credit limits

Your loan program caps total seller and builder credits. We help size incentives and your rebate so nothing is wasted.

Builder incentive FAQ

Can I get a builder incentive and a rebate on the same home?

Often, yes. The incentive comes from the builder and the rebate from your agent's commission. Both must be disclosed and fit within your lender's limits.

Do I have to use the builder's lender?

Not to buy the home, but many incentives require it. We compare the builder's offer with an outside loan so you can see which is really cheaper.

Why don't you list the advertised interest rates?

Rates change daily and depend on your loan, so builders' lenders must quote them with an APR. Ask the lender for a written Loan Estimate.
